The Curtis Apartments Phase One project includes the demolition of 3 existing buildings containing 90 units and current property management offices and the new construction of 129 new residential rental apartments in two four-story elevator buildings. All units in both buildings will be funded by 4% LIHTC Equity, State LIHTC Equity and tax-exempt bond financing. Parking for the two new buildings will be on-street in the public right of ways. Entitlements for the project are already in place. The project is the first phase of a comprehensive, four-phase master-planned redevelopment for the entire Worcester Housing Authority-owned Curtis Apartments site. Upon completion, the collective four-phase effort will yield 527 units of housing, 70% of which will be replacement public housing units and 30% of which will be affordable non-public housing LIHTC units at or below 60% AMI and 80% AMI.
