The project created 29 affordable rental studio residences plus office and tenant meeting spaces on the first floor, basement, and a portion of the second floor of 275 Chestnut Street in Springfield, MA. It will supplement the existing 101 units of studio unit housing on floors 3 - 6 of the building and provide integrated supportive services to chronically homeless individuals. MHIC syndicated the first phase of this property, Chestnut Crossing, through investments by MHEF XXII and MHEF XXIV. The project site was previously used as offices and program space by the YMCA of Greater Springfield. Its supportive Housing includes 23 units for Extremely Low- Income (at or below 30% AMI) residents, including 20 for chronically homeless persons and three for Extremely Low-Income clients of MA Department of Mental Health. Six additional units will be unassisted LIHTC units for residents earning up to 60% of AMI. Supportive services will be provided on-site by Mental Health Association, Inc. (MHA), which leased 243 square feet of office space on the first floor. Funding for services that come from the Hampden County Continuum of Care (CoC).
